Roof Leaks are the bane of most property owners.

But although repairing roof leaks is often an unpleasant job, many home and business owners find they can call professionals when they need help.

When water penetrates through your roof exterior covering, if left unattended, serious damage can begin to occur within the interior of your home or building. Ceilings, walls, insulation, and framing can become waterlogged and even lead to the growth of mold.

Most roof leaks are caused by either a problem with the roofing material itself or by a faulty flashing installation. In order to properly repair a roof leak, it is important to identify the cause of the problem.

A Common Roof Leak Cause: Flashing Problems

Flashing is a thin piece of metal that is used as an outermost layer around chimneys, skylights, plumbing vents, and other roof penetrations. On newer homes, and properties it’s installed with hidden fasteners to the roof decking. On older buildings, it’s usually “butted-up” against the roofing material and sealed with a sealant.

The purpose of flashing is to prevent water from entering the structure around these penetrations. When installed correctly, it does an excellent job at this. However, improperly installed or corroded flashing can be the cause of many roof leaks.

If you’re experiencing a roof leak and can’t seem to locate the source, it might be best to call in a professional roofer. They will have the experience and knowledge to properly diagnose the problem and make the necessary repairs.
