Flashing is a thin piece of metal that is used as an outermost layer around chimneys, skylights, plumbing vents, and other roof penetrations. On newer homes, and properties it’s installed with hidden fasteners to the roof decking. On older buildings, it’s usually “butted-up” against the roofing material and sealed with a sealant.
The purpose of flashing is to prevent water from entering the structure around these penetrations. When installed correctly, it does an excellent job at this. However, improperly installed or corroded flashing can be the cause of many roof leaks.
